We understand that there are many ways to remediate mold, as well as we are also aware that the internet has a vast amount of misinformation on the subject since people recite IRCRC exerpts as if they were the laws of physics pertaining to toxic mold. Unfortunately, the IRCRC manual is old and outdated and factually inaccurate as far as what works and what doesn’t work to kill or remove toxic mold, black mold, toxic black mold, etc… There is a new version of it but having not had a chance to review it, I cannot say whether it is accurate or not.

At the time of its printing, somewhere around 12-14yrs ago, the IRCRC manual was all there was for instructions on mold clean up. Unfortunately, it doesn’t address additional prevention or protection so if a problem wasn’t as simple as poor ventilation, (for instance living in an area that gets very humid for a few weeks a year), you would be dealing with mold remediation yearly.

The whole reason I brought up the fake mold standard that has been blindly accepted as an official standard by so many, despite it having no official authority  is simply this -the IRCRC manual’s stance on biocides and spray-able treatments, which the manual claims are garbage and do not work… that couldn’t be further from the truth.

Biocides and surface protectants have come a long way in the last decade. There are quite a few options to choose from when it comes to mold killers that actually work, though if you want to keep it eco-friendly, you may find the staining doesn’t always come out all the way. Not that it matters since the mold is dead and no longer producing mycotoxins, which is the goal in the end. We usually will cover the staining with a stain-killer or paint to make it easier to see that the mold hasn’t started growing again, we then apply the surface protectant to the painted surface.

The Surface Protectants of today are often Quaternary Reactive Ammonium Siloxanes, or some other variant of a siloxane. To put it simply, it adheres what would resemble a microscopic bed of nails to the surface on a molecular level and often carries a positive charge which causes particles such as mold spores, bacteria, and / or viruses to be attracted to the surface, at which point it punctures the cell wall, killing the organism.
